Jim Baranello has been active in the real estate business for over 20 years. While still in high school and college, Jim spent the first 6 years of his career as a summer laborer in the construction business, leading him to later expanding his skillset as a capital markets professional, investor, and financier. Beyond his real estate experience, Jim is a professional proprietary trader specializing in catalyst based intraday and swing trading on Nasdaq listed equities and options. His combined Wall Street and Main Street experience provides Jim unique insight into investment opportunities across various asset classes and throughout the capital stack. Jim is a local Philadelphia resident and student athlete graduate of Haverford High School and Immaculata University. In his spare time Jim focuses on spending time with his young family and exploring his interests in fitness and technology.

$77M Sale - 1930 S Broad St, Philadelphia, PA 19145
Jim brokered the sale of Constitution Health Plaza in late 2021. The seller purchased the former St Agnes Hospital from the Archdiocese of Philadelphia in 2011 as a distressed asset, leading a turnaround into a stabilized medical office building with notable tenants such as University of Pennsylvania, Kindred Hospital, Mercy Life, amongst others.

$6M Sale - 450 Crafton Ave, Pitman, NJ 08071
Jim brokered the sale of Grandview Apartments, a vintage garden style apartment community in South Jersey. At the time of sale, rents were 50% below market. The seller was a prominent New York based shopping center owner who inherited the property. The property eventually became too burdensome and outside the scope of the seller's core business. The buyer saw an immediate opportunity to upgrade existing units and bring rents up to market.

$6M Sale - 101 W Browning Rd, Collingswood, NJ 08108
Grandview Apartments and Wayne Gardens were sold as a portfolio transaction. Like Grandview, Wayne Gardens was sold with rents 50% below market, with plenty of value add opportunity for the buyer, a prominent regional multifamily operator.

$3M Sale - 440 Old York Rd, Jenkintown, PA 19046
Formerly an assisted living and memory care facility, Chelsea Senior Living of Jenkintown was owned and operated by a private equity firm based out of Chicago, Illinois. Rising local competition from new facilities eventually led the vintage facility into distress and Jim was hired to broker the sale to a prominent local real estate investor who was looking to repurpose the facility into residential housing.

$12M Sale - 9 Justin Dr, Danville, PA 17821
Vintage Knolls, an assisted living and memory care facility owned by a Washington based Family Office was subject to rising local competition and eventually fell into distress. Jim brokered the distressed asset sale to a regional private equity firm that saw the opportunity to add value through renovations and new management.

$15M Portfolio of Single Family, Multifamily, and Commercial Assets throughout Overbrook and Delaware County
Jim acted as the exclusive acquisition advisor on behalf of a local Philadelphia investor to acquire distressed single family, multifamily, and commercial real estate throughout the Overbrook section of West Philadelphia and Southeast Delaware County. The 2 year campaign resulted in the acquisition of over 300 housing units and multiple commercial assets that were renovated, rented, and eventually sold as a portfolio.
